As we wrap up the end of the year, I always like to pause and review what the real estate market is doing—especially in December. The holiday season tends to skew the data slightly, so context is key when interpreting the numbers. Below is a clear breakdown of what we saw in Santa Clarita and surrounding areas during December 2025 and what it could mean moving forward.

Overview of the December 2025 Housing Market

December is historically a slower month for real estate activity, and 2025 followed that trend. Many buyers and sellers step back to focus on travel, family, and year-end planning, which naturally impacts pricing, demand, and time on market.

That said, the data still tells an important story.

Median Home Price Trends

Median Sales Price Decreased by 3%

In December 2025, the median sales price declined approximately 3%. This decrease makes sense given the seasonality of the market. Fewer active buyers and sellers often result in softer pricing during the holidays.

It’s important to note that this type of dip is common in December and does not necessarily signal a long-term price correction.

Days on Market Increased

Homes Are Taking Longer to Sell

One of the most noticeable shifts was an increase in days on market, which rose by 13 days compared to previous months.

• The average home is now taking about 54 days to sell

This aligns with what I see firsthand—buyers are still active, but they’re taking more time to make decisions during the holidays.

Inventory Remains Low

Months of Inventory at 2.7

Despite slower activity, inventory remained low at 2.7 months. This means there is still a limited supply of homes available for sale.

Typically, when inventory is this low:

• Prices tend to rise • Competition increases • Homes sell faster

December, however, often breaks the rules. Holiday timing can temporarily override normal market behavior.

While December showed a slight softening in prices and longer selling timelines, the low inventory is a key indicator of underlying market strength. As we move out of the holiday season, these dynamics often rebalance quickly.

While the timing doesn’t make perfect sense to many of us, there are long-term benefits coming once the project is complete.

It’s no surprise the Bouquet Canyon Project has stirred up strong feelings. The early road closures affect:

November 2025 Santa Clarita Valley Real Estate Market Update

Santa Clarita Valley’s housing market continues to show stability and strength as we wrap up November 2025. Whether you’re buying, selling, or simply keeping an eye on the local market, this month’s data offers valuable insight into pricing trends, inventory levels, and buyer activity across Santa Clarita.

Below is a full breakdown of the latest numbers and what they mean for homeowners and future buyers.

📌 Median Home Prices Continue to Rise

One of the biggest highlights this month is that the median sale price in Santa Clarita Valley has reached $783,000, reflecting a 1% increase year-over-year.

 

  • Single-family homes: $845,000 (+1% YOY)

  • Condos & townhomes: $540,000 (–4% YOY)

This steady appreciation shows continued buyer confidence and a strong demand for homes throughout SCV, especially in popular areas like Valencia, Saugus, Canyon Country, Newhall, and Castaic.

📌 Inventory & Listings: Slight Shifts but Still Competitive

This month, new listings dipped by 1% year-over-year, with 203 homes coming to the market.
Active inventory sits at 693 homes, up 5% YOY, giving buyers more options than we’ve seen in previous months.

 

Pending sales, however, have decreased 28% YOY, with 141 properties under contract—indicating a slight cooling in buyer urgency as we enter the holiday season.

📌 Average Days on Market: 52 Days

Homes in Santa Clarita are currently averaging 52 days on market, which is 13 days longer than this time last year.

This doesn’t mean the market is slow—rather, it reflects:

  • More inventory for buyers to choose from

  • Seasonal holiday slowdown

  • Buyers taking more time to make decisions compared to the frenzied pace of prior years

 

Homes that are priced correctly and marketed well are still selling at strong prices.

📌 Closed Sales & Total Sales Volume

Closed sales this month totaled 199, which is an 18% decrease YOY.
Despite that dip, year-to-date total dollar volume reached $2.11 billion, reflecting a 1% YOY increase overall.

 

This shows that even with fewer transactions, home values remain solid, and higher-priced properties are still moving.

📌 Months of Inventory: 3.5 Months

Santa Clarita currently has 3.5 months of inventory, which still keeps us in a seller-leaning balanced market.

  • Under 3 months = strong seller’s market

  • 3–5 months = balanced

  • Over 6 months = buyer’s market

 

At 3.5 months, we’re seeing more balance, but sellers still hold a slight advantage when homes show well and are priced strategically.

What This Means for Buyers & Sellers

For Sellers

If you’re considering selling, this winter is still a great time.
Low inventory + strong pricing = opportunity.

Homes that are well-prepped, staged, and marketed are performing best.

For Buyers

With more active listings and longer days on market, buyers now have:

  • More negotiation room

  • Slightly more time to decide

  • Better opportunity to secure favorable terms

 

Rates may continue to shift, making this a powerful time to create a long-term plan.

Bouquet Canyon Road Closure: What Santa Clarita Residents Need to Know in 2025–2026

Santa Clarita homeowners, especially those living near Bouquet Canyon Road, David Way, Shadow Valley, and Pam Court, should prepare for a major traffic change starting this winter. The City of Santa Clarita has officially announced that a temporary 11-month closure of Bouquet Canyon Road is scheduled to begin mid-December 2025 as part of the Bouquet Canyon Roadway Safety & Realignment Project.

Below is everything you need to know—based entirely on the City’s public notice and project website.

Why Is Bouquet Canyon Road Closing?

The City approved the Bouquet Canyon Roadway Safety & Realignment Project in 2020. The goal is to create:

  • A safer, more direct roadway between Plum Canyon Road and Vasquez Canyon Road

  • Updated creek and floodplain improvements

  • Long-term infrastructure to support planned development and public safety

As part of the construction, the Bouquet Canyon bridge will be demolished and rebuilt, requiring a full closure of the roadway.

When Will the Closure Start?

The City notice states that the closure will begin:

➡️ Mid-December 2025
➡️ Expected duration: Approximately 11 months

During this period, a detour will be in place, and traffic patterns will temporarily shift.

Which Neighborhoods Will Be Most Affected?

According to the project maps, the closure point appears to be after Pam Court. Because of this, residents on:

  • David Way

  • Shadow Valley

  • Pam Court

  • Surrounding side streets

…will not have direct access through Bouquet Canyon Road during construction.

Instead, these homeowners will need to use Benz Road as the temporary route in and out of the neighborhood. This will reroute local traffic and may increase congestion in the surrounding areas.

What Happens After the New Road Is Finished?

Once construction is complete and the new alignment is open:

  • Bouquet Canyon Road will fully reopen

  • Direct access will be restored for David Way, Shadow Valley, and nearby communities

  • Traffic flow should return to normal, with improved safety and a more efficient roadway layout

How Will Residents Be Notified?

The City has stated that:

  • Residents will receive advance notice before the closure

  • A community open house will be held for questions

  • Additional updates will be sent directly to homeowners
